Beeston, is it the rising star of south Leeds?

Sandwiched between Elland Road and the White Rose Shopping Centre, Beeston, with its population of 15,000 is enjoying a property resurgence.

It’s not difficult to see why.

The access to motorways from this south Leeds suburb like the M621, is superb, and the area is effectively spliced in two by a park called Cross Flatts.

Just two miles from the city centre, Beeston is a property area to watch.

Beeston is largely characterised by terraced properties, which sold for an average of £82,000 in 2016. Semi detached homes commanded £116,000, whilst the price of flats (not Cross Flatts) sat between the two at  £94,000.

An overall average selling price of £97,000 is 50% lower than Leeds city centre (£152,000) and lower still than neighbouring Morley (£156,000).

Beeston also saw house price rises of 7% in 2016, in common with much of Leeds.

If this house price acceleration was to continue in 2017, that average selling price of £97,000 last year would see a £8,000 capital surge.

What this raw data doesn’t tell you either is the wide range of property values there.

£97,000 may have been the average last year but prices now range from £40,000 (for shared equity properties and those in need of renovation) right up to £280,000.

At the time of writing this, there are 189 properties for sale in Beeston, but what may (or may not) surprise you is that 50% of all sale stock is sold subject to contract.

We often have properties for sale in Beeston, like the one on Woodview Mount, and they sell quickly, often with tenants in situ.

The rental situation is positive too.

There are furnished studio flats commanding rents of £70 per week up to £150 per week for 4 bedroomed properties nearer Cross Flatts.

What we can say with absolute certainty is that Beeston  is a rock solid investment hotspot in Leeds.

As city centre prices continue to climb, places like Beeston, just two miles away, will see a knock-on trickle effect.
